What is Signature Value Plans?
Signature Value Plans is a curated group of our Signature Collection floor plans offered at value-driven pricing — a true middle option between our entry-level Founder’s Collection and a full Signature or custom build. It exists to fill a real gap: Inland Northwest buyers who want more space, more layouts, or more architectural variety than entry-level offers, but who don’t want to jump all the way up to full Signature pricing.

How the value works
Pricing is at its best when a plan is built close to as-is, using a streamlined set of finishes similar to our entry-level homes. That streamlined approach — both finishes and layout — is exactly what keeps the price down.
Still flexible
You can absolutely make changes, and we’re happy to be flexible. Just know the further you customize beyond the streamlined standard, the more cost is added. Staying close to the original design preserves the strong value.

These ten plans have been selected from the catalog to give you more floor plan options and layouts to choose from at an affordable price point
How is Signature Value Plans different from Lexar's Founder's Collection homes?
Our Founder’s Collection is our most affordable option. It is not just a set of plans, but an entire system that is highly streamlined from start to finish. Signature Value Plans applies many of the same principles to help keep costs down but give you access to more plans and options outside of the very strict Founder’s Collection eco-system.
How is Signature Value Plans different from Lexar's standard Signature Collection or custom homes?
Lexar Homes can offer these great prices by applying what we have learned from our Founder’s Collection homes to more designs. Optimizing good quality materials we use at volume, selecting value-engineered designs, and streamlining the selections process helps drive costs down. Our Signature Collection or custom builds offer greater flexibility in modifications, access directly to suppliers for material upgrades, and feature more premium products. Signature Value Plans exchanges some of that flexibility for a significantly friendlier price.
Why are these plans priced lower than typical Signature Collection homes?
The savings come from how the home is built. By starting with a streamlined set of finishes and layout — similar to our Founder’s Collection homes — we’re able to offer these popular Signature plans at a much more accessible price.
Can I make changes or customizations to these plans?
Yes! We’re happy to be flexible, and you can still make changes. Keep in mind that the more you customize beyond the streamlined standard, the more cost is added — so keeping a plan close to its original design and finishes is what preserves the strong value. Talk to your project consultant to learn more about what changes add cost.
What structural materials and finishes are included?
These plans come with the same great products that we use on our popular Founder’s Collection homes. It’s a smart, clean set of standard selections that helps keep the price down while still getting you into a great home.
Can I upgrade finishes within Signature Value Plans homes?
Absolutely! You will have the ability to select from the same upgrade options available to our Founder’s Collection, as well as access to some extras beyond that. You can learn more about the available options during a scheduled consultation.
Why is Lewiston priced differently from Spokane, Coeur d'Alene, Sandpoint and NW Montana?
Spokane, Coeur d’Alene, Sandpoint, and Northwest Montana all share the same value pricing on these plans. Lewiston pricing runs $8,000 higher per plan to reflect the cost of serving that market.
